  • Establishing and maintaining financial records for efficient financial administration.
  • Preparing and presenting financial reports.
  • Monitoring financial transactions at regular intervals to ensure adequate cash reserves and enable ongoing assessment of agency performance.

Manage Agency Risk (PRDRE10A)

  • Identifying and analysing potential risks to your agency and clients.
  • Implementing policies and procedures to minimise risk.
  • Establishing and adhering to ongoing monitoring and reporting systems to minimise risk to agency and clients.
  • Ensuring the security of managed properties.

Provide Property Appraisal (PRDRE11A)

  • Obtaining and analysing market information.
  • Researching and recording property factors and rental price indicators that reflect your local market conditions.
  • Formulating accurate advice to assist clients in making informed decisions about pricing.
  • Maintaining relevant property records to enable past and current property trends to be identified to assist in appraisals and listings.

Establish and Expand Client Base (PRDRE12A)

  • Servicing the agency’s existing client base.
  • Developing a business network.
  • Implementing a strategy to expand your client base.
  • Maximising repeat business opportunities.

Obtain Property Listings (PRDRE13A)

  • Establishing and monitoring client motivation and expectations of the agency.
  • Delivering property listing presentations.
  • Providing advice on available listing options.
  • Providing property appraisals.
  • Securing property marketing listings.
  • Negotiating fees and conditions with lessors.
  • Recording and acting on instructions.

Market Property (PRDRE14A)

  • Designing an effective and well-targeted advertising and marketing plan to attract buyers.
  • Plan, implement and monitor an advertising campaign.
  • Identifying the demographics of your market.

Undertake Sale by Private Treaty (PRDRE15A)

  • Qualifying buyer enquiries from responses to advertising, promotion and walk-in enquiries to determine buyer preferences and capacity.
  • Undertaking property inspections.
  • Applying effective sales presentation techniques.
  • Maintaining client relationships.
  • Submitting offers and negotiating property sales in a way that meets agency and legislative requirements for the finalisation of a property transaction.

Monitor Sales Process (PRDRE16A)

  • Monitoring the lodgement of documents for the correct transfer of ownership required for the legal sale of a property.
  • Preparing documentation for agency disbursements, including checking settlement financial transactions, updating financial systems to reflect authorised transactions, calculation of agency fees and ensuring that required authorisations, signatures and identifications are obtained prior to disbursement.

Lease Property (PRDRE18A)

  • Screening tenant enquiries.
  • Undertaking property inspections.
  • Obtaining and reviewing tenancy applications to ensure they have been completed in a full and accurate manner.
  • Ensuring the tenancy application process is conducted in accordance with all legislative requirements.
  • Preparing tenancy application documentation.
  • Recording tenancy arrangements and instructions to ensure accurate records of all property management activities.

Provide Property Management Services (PRDRE19A)

  • Maintaining and protecting the condition of managed properties.
  • Ensuring the security of managed properties through regular inspections and implementing security measures.
  • Undertaking risk management for managed properties.

Present and Explain Property Reports (PRDRE22A)

  • Defining the main features of building styles in the market area and explaining the major features of each.
  • Identifying common building construction techniques.
  • Understanding the minor and major defects commonly found in buildings and explaining the implications of these to clients and customers.
  • Analysing cost benefits of property improvements.
  • Conducting internal and external inspections of properties and providing reports detailing the property description and any defects.

Conduct Property Sale by Auction (PRDRE26A)

  • Preparing properties for sale by auction, including marketing and the completion of appropriate documentation.
  • Conducting the auction professionally and legally.
  • Completing the auction sale.

Maintain Trust Account (PRDRE28A)

  • Defining the elements of accounting and demonstrating the effect of transactions on the accounting equation.
  • Explaining the requirements of relevant legislation on trust accounting processes and audit requirements for an agent’s office.
  • Completing a set of trust account journals in accordance with requirements of appropriate legislation.
  • Completing the transfer of trust account general journal data into relevant ledger accounts and completing the monthly balancing.
  • Reconciling the trust accounting bank statement to the trust ledger bank account.

Implement Personal Marketing Plan (PRDRE30A)

  • Maintaining a professional image through appropriate grooming, work area presentation and business contacts.
  • Addressing client requirements through appropriate ethical professional behaviour.
  • Building credibility with clients through reliable, punctual contact and dealing with possible dissatisfaction in accordance with agency procedures.

Perform and Record Property Management Activities and Transactions (PRDRE37A)

  • Establishing and maintaining tenant/landlord documentation and fi les.
  • Preparing tenancy agreements in accordance with legislative requirements.
  • Preparing managing agents’ agreements in accordance with legislative requirements.
  • Recording tenant/landlord transactions on your agency database.

Prepare and Execute Documentation - Sales (PRDRE39A)

  • Preparing the documentation required for a valid contract for the sale of land.
  • Identification of particular terms implied into contracts for the sale of land in different situations.
  • Presenting contract documentation for execution.
  • Managing third party involvement - arranging and checking the execution and return of documentation by other parties.
  • Drafting and adapting documents to meet client needs and instructions.
  • Understanding the responsibilities of an agent in regard to the holding of deposit monies.

Prepare and Execute Documentation - PM (PRDRE39A)

  • Identifying residential tenancy arrangements by their type and particular characteristics.
  • Preparing residential tenancy documentation.
  • Implementing the requirements placed on a landlord or agent when entering into a residential tenancy agreement.
  • Understanding the rights and duties of all parties when implementing or terminating a residential tenancy agreement.
  • Preparing appropriate documentation when terminating a residential tenancy on behalf of a landlord.
  • Understanding the procedures and documentation required regarding security deposits and bond monies when a residential tenancy agreement has been terminated.

Clarify and Confirm Property Information Requirements (PRDPOD62A)

  • Discussing and clarifying requirements with clients.
  • Confirming with clients the processes for communication and providing relevant information

This course is for people in the Real Estate Industry, in either Sales or Property Management. The program gives participants a thorough understanding of the Real Estate industry including the sales and property management process and relevant legislation. This course meets the requirements to become a fully licensed real estate agent subject to approval of your license application to the Office of Fair Trading.

This program provides training in real estate practices applicable to the responsibilities of the Principal Licensee.
On completion of study it is intended that a graduate will have the knowledge and skills to function as an effective agent/manager in the real estate industry and be able to provide competent service to the public.

THE COURSE INCLUDES THESE FOUR UNITS:-

PRDRE 13A Obtain Property Listing
This unit covers the relationship and interactions between agency staff and clients leading to a successful listing of property for sale or management.

PRDRE 15A Undertake Property Sale by Private Treaty
This unit covers the sale of property using general real estate sales procedures and techniques. It does not include the sale of property by auction.

PRDRE 18A Lease Property
This unit covers the administration of the leasing of property.

PRDRE 39A Prepare and Execute Documentation
This unit describes how to prepare and present documents in the practice of conveyancing within the real estate sales and leasing industry.

This course is for people entering the Real Estate Industry, in either Sales or Property Management. The program gives participants a thorough understanding of the Real Estate industry including the sales and property management process and relevant legislation. This course meets the requirements to register as a Salesperson with the Queensland Office of Fair Trading.

Upon the successful completion of the Real Estate Sales Registration Course you will receive a Statement of Attainment. You will need to obtain employment with a licensed real estate agent. You must complete and submit your registration application to the Office of Fair Trading.
